Today we signed the contract for our second property. It’s a big step in the right direction.
It’s 2x the size of the first property and in need of some major updates. But, the bones. The bones are everything dreams (and money) are made of. Even with the amount of renovations that are needed/wanted, it’s still worth it.
We’ve decided to attack it in phases:
Phase One – Non- Negotiables:
- Waterproofing the basement
- Lead & Asbestos Testing ( Due to the fact that this is a historic house from 1965, there is a possibility these are present in the home. If they are, it’s priority to remove them as quickly and safely as possible.)
- Painting everything
Phase Two – Necessities:
- The Driveway Extention
- Tree Removal (Front & Back)
Phase Three – Enhancers:
- Bathrooms (upstairs)
- Wrought Iron
Phase Four – Fun:
- Wood Floor Refinish
I find myself looking for more things to add to the list. Maybe there are none. The property is something I would classify as a “Diamond In the Rough”.
Did I mention that it has between 1.5 – 2 acres of land?!?
My biggest problem?
Falling in love with these houses. Let’s see if I can avoid it this time…
